How to describe a REALTOR®? Stellar!

Beginning in the early spring of 2006, my wife and I decided we would like to expand and move into a larger home, just in around the time the Edmonton housing market exploded.

Since then we have continued to receive links for listings, etc. For the past 18 months, our REALTOR® has been extremely loyal and dedicated to us while we waited out the market.

She has been so extremely professional, I cannot even fully express it.

The best adjective I would use is "STELLAR".

REALTOR® sells home in 2 days for $50,000 more than private sale

In the spring we started to look at new homes for our primary residence. Once we started to make offers we realized the market place had changed in just a few short weeks. We thought we would list our primary residence with a REALTOR®. The market was changing so fast, we couldn't keep up. As it turned out, it was a great decision. I believe that if we had sold privately we would have sold for about $50,000 less, as we would have misjudged the asking price and people would expect a deal since we weren’t paying a commission. Instead we received a written full price offer the first day, and ultimately got $27, 500 above asking price, in a multiple offer situation (12 offers) and $47,500 above what we would have sold for privately. Our house was on the market for two days. 

In this market it just doesn't pay to sell privately. People will get much more by listing with a REALTOR® and having the added exposure of the MLS® system. Some other benefits we found from using a REALTOR® are: 

  1. Our REALTOR® noticed evidence a property we were interested in had been previously flooded, and advised against buying it.
  2. Due to rapidly rising prices, we were encouraged to buy a new home prior to selling our existing home. Had we sold first we would have sold for less, bought later for more, and not had the benefit of taking the time to find the location we were happy with.
  3. We were encouraged to “stage” our home to get maximum price.
  4. Our REALTOR® did a market analysis on the properties we were interested in purchasing which prevented us from paying too much for a property.
